Signs of Termites: What to Look For and When to Worry
The most common first sign of termites is a spring swarm: winged insects with four equal-length wings and a straight waist appearing on a warm day in April or May, usually after rain, leaving a pile of shed wings on a windowsill. The most conclusive sign is pencil-width mud tubes running up a foundation wall. Hollow-sounding wood, bubbling paint, and sticking doors come later.
The signs, in the order people actually notice them
- A swarm. The most common first sign and the most alarming. Winged reproductives emerge on a warm day in April or May, usually after rain, and a pile of discarded wings on a windowsill or near a basement bulkhead is the classic evidence. The wings shed easily, so you often find the wings without the insects.
- Mud tubes. Pencil-width earthen tubes running up the inside or outside of a foundation wall, across a pier, or up a support post. Subterranean termites build them to keep humidity around themselves while crossing exposed surfaces, and they are close to conclusive.
- Hollow-sounding or crumbling wood. Tap a sill, a joist end, or a basement post. Damaged wood sounds papery, and a screwdriver pushes in with little resistance. The surface often shows soil-packed galleries running along the grain.
- Buckling paint or bubbled surfaces on trim. Frequently mistaken for moisture damage — and sometimes it is. It is also what a gallery immediately under a painted surface looks like.
- Doors and windows sticking with no other explanation. A later-stage sign, and reason to get an inspection quickly.
Termite swarmer or flying ant?
This is the single most useful identification anyone can learn, because the two look alike at a glance and the cost difference is thousands of dollars.

If in doubt, collect a few in a sealed bag or take a close photograph. Identification takes seconds for someone who does it regularly, and it is free.
Termite damage versus carpenter ant damage
The other common mix-up, and the tell is what is left behind.
Termites eat the wood. They consume the softer spring growth and leave the harder grain, so damaged wood looks layered and hollow. Their galleries are packed with soil and faecal material, because they carry moisture with them. There is no sawdust — it went through them.
Carpenter ants do not eat wood. They excavate it to nest and push the shavings out, so the tell is coarse sawdust-like frass, often mixed with insect body parts, accumulating below a small hole in trim, a windowsill, or a joist. Their galleries are clean and smooth rather than soil-packed.
The distinction matters commercially as well as biologically: carpenter ant treatment is $300 to $900 and termite treatment is $1,200 to $4,000. Being told you have one when you have the other is expensive in both directions.
What invites termites in
- Wood-to-soil contact. The biggest single contributor. Deck posts set directly in earth, fence rails against siding, wooden bulkhead frames rotting into the ground, and siding buried by regraded soil or years of built-up mulch.
- Mulch against the foundation. Keep a bare inspection strip of at least six inches between mulch and siding, and do not let mulch build up in depth near the house.
- Poor drainage. Blocked gutters, downspouts discharging beside the foundation, and grading that runs toward the house all keep soil at the footing damp — which is exactly what subterranean termites need.
- Firewood and lumber stored against the house. A stack against a wall is a colony with a bridge to your structure. Off the ground, away from the building.
- Damp crawl spaces. No vapour barrier and standing humidity is a standing invitation.
Every one of those is cheap or free to correct, and correcting them is worth doing whether or not you have found evidence.
Are there really termites in Massachusetts?
Yes. Eastern subterranean termites are established throughout Worcester County and across the state, and they are behind essentially every residential termite call here. The persistent local belief that Massachusetts is too cold is common and wrong — and it is why buyers here skip inspections that would have been worth having.
What is true is that the shorter active season means damage accumulates over years rather than months. That is a reason not to panic and sign a same-day contract with a technician who has just told you the house is about to fall down. A termite finding warrants a considered decision inside a few weeks, including a second quote — not inside an hour.
One thing to be sceptical about: drywood termites, which drive much of the industry in the south and which are treated by whole-structure fumigation, are not established in Massachusetts. If anyone quotes you tenting in Central Massachusetts, ask a great many questions.

What you cannot check is inside a finished wall or under a slab — which is what a professional inspection is also limited on, and its report says so.
What should I do if I find mud tubes?
Leave them intact and photograph them, then get an inspection. Breaking a tube open to check for activity is a reasonable test — live termites will be visible and the tube gets rebuilt within days if the colony is active — but leaving the evidence in place gives the inspector more to work with. Then get findings in writing and a second quote before committing to treatment.
Does homeowners insurance cover termite damage?
Almost never. Standard policies exclude damage from insects and vermin as a maintenance issue rather than a sudden event, and they do not cover treatment either. Read your own policy, but plan on both being out of pocket — which is the practical argument for a $75 to $200 inspection being worth its price.
