  • Buckling paint or bubbled surfaces on trim. Often mistaken for moisture damage, and sometimes it is — but it is also what a gallery under a painted surface looks like.
  • Doors and windows sticking with no other explanation. A later-stage sign, and reason to get an inspection quickly.

Barrier or bait — which one, and why

These are genuinely different strategies and both are legitimate. The choice depends on the structure and on what you want the outcome to be.

A liquid barrier treats the soil around and beneath the foundation with a non-repellent termiticide, creating a treated zone that termites pass through and carry back to the colony. It goes in through a trench around the exterior and, where a slab or interior footings require it, through drilled holes in concrete that are then patched. It gives immediate protection, has the longest track record, and typically holds for five to ten years. Its downsides are that it is invasive to install — trenching and drilling — and it tells you nothing afterwards, because there is nothing to monitor.

A bait system places in-ground stations around the perimeter at regular intervals. Termites find them while foraging, feed on a growth-regulating bait, and carry it back, which over months eliminates the colony. It is far less invasive, it works on structures where trenching is impractical, and — the underrated advantage — it keeps telling you what is happening, because every inspection shows whether there is activity. Its downsides are that it works over months rather than immediately, and it carries an ongoing annual monitoring cost that never ends.

Rough guidance: if you have active termites eating a structural member right now, a barrier gets you protection immediately. If you are protecting a house preventatively, or the foundation makes trenching a problem, or you value being able to see whether pressure exists, bait is the better fit. Buying or selling a house: the WDI report

A wood-destroying insect inspection, usually called a WDI or termite inspection, is the report a lender or a buyer asks for during a property transaction. It documents visible evidence of termites, carpenter ants, powderpost beetles, and other wood-boring insects, along with conducive conditions such as wood-to-soil contact and excess moisture.
